The Power of Air Tightness Testing for Home Builders

As a home builder, you understand the importance of creating spaces that are not just beautiful but also functional, comfortable, and efficient. However, up to 30% of a home's energy is lost due to air leakage through unintended cracks and holes in the envelope (walls, floors, and ceilings that separate the indoor air from the outdoor air) of the home.

During fall, winter, and spring, warm air escaping through these hidden gaps can lead to condensation and moisture buildup within the structure, ultimately causing deterioration and rot. These issues can result in discomfort for homeowners and, over time, increased maintenance costs.

Leaky homes are difficult to control in terms of temperature and humidity. Furnaces and air conditioners have to work tirelessly, and energy bills can soar. Building high performance homes that boast a well-sealed envelope needs intelligently designed, filtered fresh air ventilation systems. Building Knowledge Canada tests to ensure your homes are well sealed and helps you choose right-sized Heat Recovery Ventilators (HRV) or Enthalpy Recovery Ventilators (ERV) to provide your clients with fresh, filtered air year-round.

Why Measure Energy Consumption?

Measuring energy efficiency in a new home build is essential for several important reasons, all of which will matter to your homeowners:

✓

Compliance: It ensures adherence to regional building codes and energy efficiency standards.

✓

Performance Validation: Measuring energy consumption serves as a validation of the energy-saving features and technologies incorporated into the home's design and construction. It provides evidence that the investments made in energy-efficient components have been worthwhile.

✓

Cost Savings: Identifies opportunities to lower operating costs for homeowners.

✓

Environmental Impact: Contributes to reduced greenhouse gas emissions and a lower carbon footprint.

✓

Homeowner Satisfaction: Enhances occupant comfort and satisfaction.

✓

Resale Value: An energy-efficient home typically has a higher resale value, as it is an attractive feature for potential buyers. Accurate energy consumption data can be used to market the home and demonstrate its efficiency.

Reducing Carbon Emissions

As buildings and the construction industry generate among the largest portions of carbon emissions, now is the time to start transitioning from net zero ready energy home building towards a low carbon future.

We are getting close to Canada's deadline of 2030 to meet its emissions reduction target levels. The good news is that as a builder or developer, you can greatly reduce the embedded carbon of your builds by applying a handful of material changes to high-impact areas.

Carbon reduction efforts in homebuilding are important information for your homeowners to know about, for several compelling reasons:

green ✓

Environmental Impact: The construction and operation of buildings are responsible for a significant portion of global carbon emissions. By reducing carbon in homebuilding, we can mitigate the negative environmental impact and contribute to efforts to combat climate change.

green ✓
Energy Efficiency: Energy-efficient homes with lower carbon footprints reduce the demand for fossil fuels used in heating, cooling, and electricity generation.
green ✓
Sustainability: Sustainable building practices reduce resource consumption and promote the responsible use of materials. Lowering carbon emissions in home construction supports the long-term sustainability of the construction industry and minimizes its environmental footprint.

Building Knowledge Canada will use our Builder 360° process to work with you to create the most cost-effective roadmap to reach your goals for reducing the carbon impact of your new home communities.

The Builder 360° Advantage

Unlike other consultants, Building Knowledge takes a whole home, whole process approach to helping builders achieve their goals. We provide step-by-step guidance from day one and are on hand at key points in the process to ensure a successful outcome for our builder clients. Code compliance is just one of many goals we help our clients achieve, and we continue our relationship long after they achieved permit approvals and occupancy permits.

Canadian made

Unlike many consultants, Building Knowledge uses the HOT2000 energy simulation and design software tool specifically designed for low-rise residential buildings and made in Canada. Developed by Natural Resources Canada, the results generated by this software are recognized by code authorities - unlike software developed in other countries using different weather patterns and climate variables.

Cost effective

Taking a flexible approach to achieving code compliance through the performance path is actually more cost effective in the long run. Building Knowledge’s comprehensive approach ensures builders have a realistic plan to move toward future goals, such as choosing cost-effective technologies and practical design strategies to achieve goals such as Net Zero or LEED certification (read more about our accreditation services here). What our repeat customers know is that the house ‘built by science’ actually costs less to build, despite achieving demonstrably better results.
